Sustainable Office Named Nation's greenest

A pilot project to create a 'green' workplace in the unlikely setting of a 1960s to establish offices in London, has been named one of the most sustainable buildings in the UK.

Morgan Lovell's pioneering development sustainable office of the future has taken the fit out title in the 2008 UK BREEAM Awards.

BREEAM (Building Research Establishment Environmental Assessment Method) is a world leading environmental assessment method for buildings.

As specialists in the design and construction of offices, Morgan Lovell set about creating a green workplace at their headquarters – located in Noel Street, Soho – last year.

The company in-house team pooled their know-how and finally achieved the highest BREEAM environmental assessment score to equip the UK to date for the project an "Excellent" rating with a total mark of 76 per cent – awarded in March this year.

David Henderson, managing director of Morgan Lovell, said: "We wanted the common misconception that it is too hard or impossible to green an existing or older building challenge.

"The Rehabilitation of our own office is the ideal opportunity to address the problem and transform an older office into a model of sustainability.

"It was an ambitious project. The two floors of an office in 1960, seven-story, multiple tenant office buildings exist – the nature of the building, normally an environmental impact depreciation would be considered.

"Even the external experts believe that a BREEAM "Excellent" rating would be reached in such an old building, very difficult if not impossible.

"Well, the finished Project provides a blueprint to reduce the significant carbon footprint currently pounding the United Kingdom of office buildings.

"To get almost 50 percent of UK carbon emissions from buildings and most companies are housed in 'older' environmentally unfriendly developments.

"We found that UK companies often believe that to reduce their carbon footprint, they need build a new office – a process as massively expensive and inaccessible for most as.

With almost 100,000 buildings certified and over half a million registered, BREEAM sets the standard in the field of sustainable development and is the recognized benchmark for a building in environmental performance.
